Vacant Land

Clark County has roughly 5.12 million acres of land, 90% of it is owned by six federal government agencies including the Bureau of Land Management (BLM), Air Force, Bureau of Reclamation and others. The BLM released a large portion of land in the valley to the Clark County Department of Aviation (DOA) through the formation of the Cooperative Management Area (CMA) in the early 90's. The release was meant to allow the Department of Aviation to control land uses in proximity to McCarran International Airport to minimize conflicts.

In early 2013, the DOA announced their intention to shrink the CMA and begin the process of possibly removing residential deed restrictions on roughly 1,700 acres of CMA land. See the story here.

Asset Insight of Nevada has appraised several large-acre DOA ground leases. The DOA ground leases are generally 50 years in duration and the assignments included sites improved with office, industrial and power center retail uses.
